We are looking for an experienced construction professional to help bring this dream to life as we continue to grow across our international locations. This position will be responsible for directly overseeing and monitoring the progress and quality control of all construction activities in the field for our Nassau projects.

This position will report to: Project Director

Location: Nassau, Bahamas

Duties/Responsibilities:

  • Monitors all short-term and long-term planning of construction activities (all trades)
  • Works with the Project Team to monitor and enforce the project schedule.
  • Provide daily progress updates to the Project Director.
  • Raises constructability issues & potential cost/schedule impact issues.
  • Manages submittal schedule priorities, reviews submittals, and manages the flow of submittal approvals.
  • Monitors material delivery deadlines & advises on material and manpower needs.
  • Assures all permitting is in place and up to date on site.
  • Responsible for monitoring the construction progress on a day-to-day basis.
  • Responsible for assuring the GC’s Site Safety plan is being implemented.
  • Oversees contractor safety orientations and verifies all trade credentials & certifications.
  • Attends contractor’s site safety meetings and weekly contractor construction meetings.
  • Attends weekly OAC project meetings – Provides Weekly schedule updates & Looks ahead Schedule projections.
  • Prepares daily construction reports, recording manpower, deliveries, and work progression.
  • Monitors the GC’s schedules and coordinates with Ownership’s schedules.
  • Monitors all trade logistics including deliveries, material storage, work hours, etc.
  • Assures the GC and trades are utilizing the latest construction documents and approved shop drawings/submittals.
  • Performs daily observations of progress and enforces schedule deadlines & quality control.
  • Enforces cost control in the field.
  • Provides cost/constructability savings ideas, technical resolutions, and dispute resolution in the field.
  • Monitors and advises on-site security for work areas
  • Monitors & ensures housekeeping is maintained.
  • Ability to read, understand, and interpret contract documents, drawings, specifications, scopes of work, and schedules.
  • Ability to understand business judgment, the balance between budget & construction processes, and the ability to judge when to escalate issues for quick resolution
  • Excellent organizational skills to manage the many details necessary for successful construction progress and quality assurance.
  • Excellent management skills to effectively oversee contractor performance to the highest quality.
  • Able to multi-task and handle competing priorities between More Development’s business needs and organizational issues while maintaining excellent relations with the design team and contractors.
  • Preferred proficiency with Microsoft Project scheduling software, Hand Drawn Schedules & Planning; Procore Project Management & Project Reporting and Microsoft Office Suite (Outlook, Excel, Word, PowerPoint)
  • A strong sense of urgency and initiative, and the ability to quickly study & react to complex issues and resolve conflict effectively in a firm but fair manner.
  • Excellent problem-solving skills and the ability to act confidently and decisively.
  • Proficient in managing site logistics.
  • Detail-oriented and safety-orientated.
  • Proficient written & verbal skills
  • Minimum 10 years of post-graduate experience in the field of Real Estate Development, Project Controls, Quantity Surveying, or Commercial management.
  • 15+ years of experience in the construction industry preferred, especially in a high-profile, multi-phase project
  • Bachelor’s degree in Construction Management, Engineering, or related field preferred.
  • Experience in coordinating and managing all trade disciplines.

Required Skills/Abilities:
